Lofts have probably been the most desirable apartments in recent years. Typically situated on the top floor or even on top of an apartment building, the loft has a lot of advantages that make it so desirable.
We reached out to real estate professionals at Neuman & Neuman for their professional opinion and analysis of why lofts are in such high demand and why their prices are soaring as rapidly as their popularity.
High Ceilings Are Always a Draw
Perhaps the most desirable feature of loft apartments is the high vaulted ceilings. If the loft is adapted from the top floor and the attic, the height of the ceiling can go as high as 10 or even 15 feet.
Having the feeling of more open space is something that we instinctively like and are naturally drawn to. In fact, even small lofts with high ceilings just feel like they are much bigger. Even if the vertical space is not utilized, it is still a great feature to have.
A Lot of Natural Light
One of the ways the high ceilings and tall walls can be used for, and often are, is to install big windows which bring in a lot of natural light. Whether they are skylights or big wall windows, they let much more natural light, which is always a great boon.
What’s more, with bigger windows comes better natural ventilation, which is something you only start to appreciate when you don’t have it.
Lofts Typically Have an Open Floor Plan
Perhaps the most interesting feature of lofts is the open floor plan. Essentially, buying a loft gives you the chance to make the place truly yours. If you want to keep the open plan and have no walls, you can do that. If, on the other hand, you want to create your own room layout, it is as simple as adding internal walls.
This feature appeals to a variety of people, both the artistic creative types as well as those who have high demands and want to be in control of every aspect of their new home.
Terraces and Balconies or Roof Access Are Important
If the loft has a terrace or a balcony, or even access to a flat roof, the value and attractiveness of the place will definitely skyrocket. There’s nothing quite like a view of the city skyline at night.
During the pandemic, access to a private open space has become invaluable to a lot of people, and if you have it, you can consider yourself luckier than most people living in apartment buildings.
Immediate Access to Downtown Happenings
More often than not, lofts are found in city centers. Therefore, if you live in a loft, you will be much closer to the happenings, especially the nightlife. Admittedly, social life has taken quite a beating in the past year due to the pandemic, but this too will pass, making lofts an alluring prospect once again.
Great Investment for the Future
Buying a loft to live in sounds like a great idea when you are younger and want to be in the center of happenings. However, as you grow older, you may no longer want the same things.
Fortunately, lofts are all but impervious to the oscillations of the real estate market – their value will stay the same or even increase over time. Once you feel like living in the loft is no longer for you, you can easily find a buyer for the place, and chances are that you will be able to recoup your investment and even make a tidy profit.
If you feel compelled by these arguments, perhaps a loft is the right choice for you.
